Title: Replacing basement windows — waterproofing concerns
Post by: Jomix on June 29, 2025, 06:23:18 PM
I'm redoing the basement in my bungalow and want to replace the old metal-frame windows. But I've heard horror stories about water leaking through during heavy rain if the installation isn't done right. Anyone with experience replacing basement windows in Toronto's older homes?

Basement windows are tricky — proper sealing and window wells make a huge difference. Make sure the contractor understands drainage.

We dealt with something similar in our 1960s bungalow in North York best window companies https://windowtechcanada.ca/best-window-companies-in-toronto/  connected us with professionals who explained how window well grading and weeping tile interact with basement windows. The key was custom-fit windows with double glazing and a strong internal flange system. They also installed proper flashing and sealed everything with industrial-grade polyurethane. Since the install, we've had two major storms, and the basement stayed bone dry. Before this, even small rains would cause damp smells. Don't skimp on the prep work. A good company will check if the foundation around the window has cracks or if there's negative slope outside causing pooling. It's not just about the window itself — the whole area needs to be managed.
